Outstanding Property and Business for Sale
The Story- The McClellan Homestead was built by General Samuel McClellan in 1757 with additions through 1780. The property encompasses 2.5 acres, situated on the South Woodstock Common in Connecticut. We have owned this wonderful property for over 7 years and have enjoyed it immensely, as a home and a place of business. The Business named McClellan Elms Antiques was formed in 2003 by my wife, Donna Perry. In 2006, I retired and joined the business. The business is running successfully, with consistent sales, including some real nice growth in the past 3 years. We love the business and the house, but have come to the point in our lives, where it is important to be near our family. We have Grandchildren in Texas and Ohio and have made the decision to move to Texas. Since retirement, the business has fully supported the expenses of the property, including the mortgage, taxes, and other expenses. It has been a great lifestyle and we hope that someone with a love of Early Homes and the Antique Business, will take over.
The Property- The property consists of a number of buildings on the 2.5 acres:
- The Main House: The main house is a 4500 square foot building that houses our current living quarters and our shop which is about 2100 square feet. It has 5 bedrooms , 5 full bathrooms, 2 half baths, and 5 or more living areas. When we moved in, we built a new kitchen with custom Cherry Cabinets, Granite countertops, and stainless appliances. We installed Central Air, a new Heating system, a new hot water boiler, new well pump, new oil tanks and did an exterior restoration that took 4 men, almost 10 weeks. This building is in exceptional condition and requires nothing.
- The Cottage: There is a one bedroom (possibly 2 bedroom) Cape on the property, built in the late 1700's. It has 1 bedroom, 2 full baths, a formal dining room, a living room, and a modern kitchen. We replaced appliances, the roof, and replaced the furnace in the past couple of months. It is currently empty, but can be rented. The average rental rate for this area is around $1000 per month.
- The Carriage Shed: Formerly a Small Curtain Shop, the carriage shed is one of the outbuildings on the property. It is all post and beam and set on a concrete pad. It is from the period, but was relocated to its current place. It has a large door that opens and will accommodate a car. There is a loft in the Carriage Shed and a Chicken coop off the back.
- The Garage and Workshop: Attached to the main house, is a 2 car Carriage Shed that serves as our entrance. It is all mortise and pegged construction. Attached to the Garage, is my current workshop. It is finished and could be rented for other purposes, if desired. There is a stairway that goes up to a loft and additional storage, above the garage.
- The Barn: A couple of years ago, I purchased the Barn and the .5 acres that came with it. The barn was built in around 1840. Currently, it is empty and we park cars under it, when it snows. It could use some TLC to take advantage of it for potential uses.
- The Stone Walls: The entire property is surrounded with wonderful finished stone walls.
- The Gardens: Donna has spent the past 7 years, planting perennials thoughout. Along the Stone Walls, she has seasonal color including Daffodils, Iris, and Black Eyed Susans.
- Parking Lots: The property has 3 large parking lots for whatever use is needed.
Financial Overview: Currently the property is zoned Commercial and could be used for the following:
- Residential Rental in Cape House
We have only done the Antique Shop, and have been able to pay our living expenses with the income, as well as grow our inventory. I have a financial model that combines that with the rental from the Cape House, and some B&B income.
What we are Selling:
- The Real Estate: The sale of the property is our primary objective.
- The Business: McClellan Elms is an extremely viable business. Should the right person come into this business, it could do much more than we are already doing. Currently, we do only 3 shows per year, maintain shop hours that are only 4 days per week, and do little advertising. We never wanted the business to overtake our life and we wanted to have the flexibility to travel and visit our children. That being said, we have a National following, with customers from the East to West Coast. Our Website has great traffic. Also, we have a customer Email list, approaching 1000 people and add names every week. Our business is run on a software package, designed for Antique dealers and does everything from, point of sale, to reporting, to tax forms, and has the ability to export data into quickbooks. We will be selling the business for JUST THE COST OF THE INVENTORY!!!! If you are an existing Antique Dealer, just think about the potential, once you combine your business with what we have to offer. The Business is NOT for sale, unless the Property is sold. If the real estate sells and the person does not take the business, we would consider offers for the business.
